By accessing or using RunTheNumbers ("the Service"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Service. These terms apply to all visitors, users, and others who access or use the Service.
RunTheNumbers is a real estate deal analysis tool that helps investors evaluate potential investment properties. The Service allows you to import property data, run calculations, compare scenarios, and share analyses with others.
Not Financial Advice. RunTheNumbers is a calculator, not a financial advisor. All outputs—including cash flow projections, cap rates, cash-on-cash returns, and any other metrics—are estimates based on inputs you provide and assumptions you configure. They do not constitute financial, legal, tax, or investment advice. Always conduct your own due diligence and consult qualified professionals before making any investment decision.
Some features require you to create an account. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You must provide accurate and complete information when creating your account and keep it up to date.
You may not use another person's account without permission. If you suspect unauthorized access to your account, contact us immediately at hello@runthenumbers.app.
RunTheNumbers offers free and paid tiers. Paid subscriptions are billed in advance on a monthly basis. All payments are processed securely through Stripe.
You can cancel your Pro subscription at any time from your account settings. Cancellation takes effect at the end of your current billing period—you will retain access until then. We do not provide refunds for partial billing periods.
The Service may retrieve property data from third-party sources including Zillow. This data is provided for convenience and may be inaccurate, incomplete, or out of date. We make no representations or warranties about the accuracy of third-party data. You are responsible for verifying all information before relying on it.

The Service and its original content, features, and functionality are owned by RunTheNumbers and are protected by applicable intellectual property laws. You may not copy, modify, distribute, or create derivative works based on the Service without express written permission.
Deal analyses you create belong to you. By using the Service, you grant us a limited license to store and process your data solely to provide the Service.
When you generate a shareable link for a deal, you are responsible for who you share it with and how they use the information. You can revoke or regenerate a share link at any time from your deal settings. We are not responsible for how recipients use shared deal information.
The Service is provided "as is" and "as available" without warranties of any kind, either express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any defects will be corrected.
To the maximum extent permitted by law, RunTheNumbers and its creator shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, including any investment losses or financial decisions made based on the Service's outputs.
Our total liability to you for any claims arising from these terms or the Service shall not exceed the amount you paid us in the twelve months preceding the claim.
We reserve the right to suspend or terminate your account at any time for violation of these terms or for any other reason at our discretion. Upon termination, your right to use the Service ceases immediately. You may delete your account at any time by contacting us.
We may update these terms from time to time. When we do, we will update the "Last updated" date at the top of this page. Continued use of the Service after changes constitutes acceptance of the updated terms. For significant changes, we will make reasonable efforts to notify you by email.
These terms are governed by the laws of the United States. Any disputes shall be resolved in good faith. If you have a concern, please contact us first—we'd rather work it out directly.
